Our Company Mission

We are a real estate investment company that purchases assets, such as real estate, and put them to work in programs that we build. Our programs provide economic, educational, and other individual needs within communities and serve as advocates for change in those communities so more individuals become thriving and resourceful members of their communities and that impact compounds with each individual that we serve.

We believe that too many companies and organizations get started with an intent to help people but turn to funding options that end up limiting their abilities to really make a difference. While state and agency funds are accessible and obtainable, rules, regulations, and direction become defined by the agency and the result ends up being a uniform bandage for as many as possible.  It is the equivalent of treating a patient suffering a heart attack by wrapping their chest with a bandage and sending them on their way.

To us, that isn’t impactful, and it really isn’t all that helpful when you look at how many move through the systems but end up returning again and again.  It keeps people where they are, dependent on the system in place, and not moving forward to becoming self-sufficient on their own. 

We believe that with the right type of encouragement, education, and support for each individual, the more people would move through and away from those band-aid systems and become not only self-reliant, but successful, proud of how far they have come,  and willing and able to give back and help someone else get where they want to be.  Those individuals create new programs, job opportunities, education, and services that truly help others. 

 

What problem we are solving.

We believe that our company will be able to make a massive dent in several societal issues, from homelessness to educational disparities everywhere from low income communities to upper class neighborhoods through proof that educating all sides and assisting with individual issues works and is much more cost efficient and income producing than a one size fits all program.

By moving away from agency funding and remaining privately funded we are able to provide individualized assistance when and where it’s needed.

 

What is the market size/opportunity? 

Because of the types of programs our company develops, a single market size and or opportunity is difficult to address in a single space.  For interested investors, we do have estimates and actual numbers available upon request.  When considering the opportunities and problems we are looking to solve, the opportunity can seem overwhelming.  We are not disillusioned into thinking that we can solve homelessness completely, but we can reduce it by changing the ways communities view their homeless and changing the beliefs that homeless individuals have about themselves. 

For example, one of our programs provides a holistic transitional housing program for individuals with criminal sexual offenses.  Too many are being released from incarceration with no support system and nowhere to go. As a community, we have a belief that they don’t deserve assistance in any form and no one wants to live next door to them, but we don’t want homeless people congregating in our neighborhoods either.  We don’t want to pay to keep them in prison, but we don’t want them to be able to live anywhere comfortably and make something of themselves either.  This becomes a massive problem, and few want or are able to step up and enact change.  It’s too much of an undertaking.  We are up for the challenge.

 

How does our company solve these problems?

Our company specializes in program development that attacks a problem from all sides but starts with the individual from the inside out.  All of our programs begin with a series of education and training programs focused on mindset/belief system changes, financial intelligence, and entrepreneurship as a means of self-sufficiency. The programs are reproducible and usable across industry and demographics so they can be licensed and used by other organizations, as well as kept for use in building new programs.

Why we are seeking funds and what we intend to do with them.

We created this campaign to help kickstart our funding.  We are currently self-funding and our personal funds are decreasing while expenses to keep going are increasing.  We need help covering expenses, associations that we need to become paying members of,  and paying for some services that will  create some automated services (like marketing campaigns) so the two of us can focus on building and rolling out the programs. 

We are  looking for investors to assist with paying off financing for assets to be used in our programs and cash buyers for properties we won’t be using within out programs.  We want to buy in bulk. We currently have a portfolio of single-family homes under contract in Ogden/Salt Lake City with the ability to resale several of them for over $200,000 in non-financed company capital at closing.  A large portion of that capital will be used to complete building out the Forward Progress Program and obtain other means of financing for the purchase of additional assets.

The assets we purchase at first will be cash flowing already even with financing costs.  By putting them into the program, we add value and income streams needed by our renters and add investor funds to pay off financing costs so programs net higher profits but our clients still get what they need. 

Profits are split with investors annually (at 23% total in any program) and 50% or more of our owner’s profits from each program and the company over all gets reinvested back into the company. We run 3, 5, and 10-year investment terms and fundraise for 3-6 months at the start of each new term, buy out previous investors and bring in new investors for a fresh source of income for expansion and program completion. 

 

Who We Are

Our team is currently very small.  Christy Mann is 51% owner of Target Sands Investments, LLC. Henry Dalton is 26% owner of Target Sands Investments.  We have 23% ownership shares open and available for interested parties.  We are not looking for Venture Capital.

Christy is 11 times published author and is the manager, program developer and books keeper for Target Sands Investments, LLC.  She created and runs her own independent publishing company and a publishing assistance service.  She is also the founder of a charity organization (not yet 501 (c ) registered).  She is knowledgeable in Marketing, Business Organization, Business Management, Contracts, Fundraising, Publication, Regulation D Securities, Financial Management, Financial Intelligence, and Networking.

Henry Dalton handles the construction side of the investment company.  He has been in construction, sanitation, landscaping and customer service industries.  His knowledge of and connections with realtors, contractors, property management, and industrial supply companies make him an integral part of the team.
