Project Description

Our grounds are a 20 acre tract located in the heart of the Ozarks, MO., an outdoor enthusiast’s dream. Earth’s Sacred Grounds Properties and Resorts will offer a variety of lodging options, camping, hiking and RV sites, combined with beautiful views of nature. The area is primarily rural with many historic grist mills, heavy forests, caves, big rivers, wildlife, and deep, clear lakes. When people visit our grounds, they can enjoy hunting, camping, fishing, boating, and much more!   There are many nearby adventures and fun for visitors of all ages, within a few miles of the largest and most popular lake in Arkansas, Bull Shoals Lake! Over the years, this lake has gained popularity on a national stage by being a host to events like Brostock in 2011 and 2012 and the BassMasters Elite tournament in April 2016. Our grounds are also a few miles from Norfork Lake, multiple rivers, minutes for Mountain Home Arkansas and 40 miles from Branson, MO., which hosts more than 9 million visitors a year. Our mission is to celebrate the natural wonder of our Land and the recreation it provides with each other and our guests while providing an ideal camping resort experience.
                                                                             

MEET US

Briana Cress & Tephanie Delaney

 

This company is owned by two African American businesswomen, Briana Cress and Tephanie Delaney.  Briana is very familiar with providing the "Customer Experience" as a Minneapolis based salon owner of 12 years, and Tephanie is a licensed Realtor in both MO and MN, and has more than two decades of experience in the real estate industry.
Developers of color are underrepresented in the real estate industry; they also lack access to the capital and resources necessary to advance their projects.

The most common ethnicity among Real Estate Developers is White, which makes up 66.9% of all Real Estate Developers. Comparatively, there are 16.7% of the Hispanic or Latino ethnicity and 8.9% of the Black or African American ethnicity. Among Real Estate Developers, 31.2% of them are women compared to 63.3% which are men. This disparity translates into a lack of diversity at the project-development level that can subsequently exclude developers of color from working on meaningful and lucrative real estate development projects. By Earth’s Sacred Grounds Properties & Resorts being owned by two African American women, this adds to the diversity of the industry, not quite leveling the playing field, but doing our part to create balance.

The commercial real estate development and operations market contributed $1.01 trillion to the US economy. This number is significantly increasing but the ratios of African American, Women Real Estate Developers remains stagnant.

We are seeking funding to help develop the project of breaking ground to develop this resort. While we already have the land, the money to develop is an additional matter. The land has minimal restrictions and covenants which works in our favor however, the land is heavily wooded. Although the trees add value to the grounds, to develop the land into the envisioned resort style experience, it will require us to remove many trees and stumps; clearing away branches, sticks and brush. We estimate the cost of removal to be between $3,000 and $5,600 per acre. We will also need additional surveys, any necessary permits, assessments, and other key factors in development. With speaking with local developers, we understand that we are in a great position overall. The wood that’s currently on our land works vastly in our favor.

Q. What is the timeline before the resort opens?

A. The buildout of the resort will be completed within 12 months after we've received the startup funding to break ground.

Q. Are there many restrictions and/or covenants associated with this tract?

A. One of the reasons we decided on this particular tract was because it had very minimal restrictions and covenants. This lessens the red tape involved with the planning and development.

Q. What is the current permissible use of the land?

A. The current permissible use is hunting, camping, homesteading, etc.

Q. Is this area known for wildlife?

A. As this area is well-known for wildlife, you can expect to find both deer and turkey on or around Earth's Sacred Grounds.

Q. Is it a good investment to by property in this area?

A. Wooded acreage in the Ozarks has been a wise investment for many years. As the demand for property in this area continues to grow, the values will continue to rise.
